Step 1
Land Purchase
Once you have selected the block of land you wish to purchase, you will then need to complete and sign a document called the Offer and Acceptance or O & A. This is done with our Project Sales Consultant Alan Firth. The O & A is then forwarded to the Vendor for consideration and signing. An initial land purchase deposit of $1,000 is required at this point. A copy of the O & A should be forwarded to your finance lender, noting that house drawings and contracts will follow (see step 4).
Step 2
Choosing your home
As soon as possible finalise the selection of your house design (Summit, New Generation Homes or Lifestyle Homes range) and authorize completion of the Preparation of Plan Agreement (PPA). This step should also include signing off on the ‘approved design’ with Alan Firth. An Initial building deposit of $2,000 is required at this point. Alan will then provide you with a personal file to keep all of your documents together. This file contains important information for you to read and consider. It also contains the details of the product and colour selection centres you will be required to visit to make the relevant selections for your new home.
Step 3
The Summit Homes Group will prepare the contract documentation relating to your new home. This includes working drawings, specifications and contracts – this process takes between 7 – 10 weeks. Upon completion a copy of the working drawings and specifications are submitted to the Rockingham City Council. Alan Firth will immediately make arrangements for you to check, complete and authorize all the necessary plans and paper work relating to the building contract.
Step 4
As soon as you have signed all contract documents (you have 10 working days from the issue date) they will be countersigned by the builder and where necessary, a copy will be sent to your finance provider for assessment and formal approval on the total package. We will provide a copy for your records and retain a copy within our Head Office where it will be allocated to a Contract Administrator.
Step 5 cannot proceed until your Finance approval has been received.
To avoid unnecessary delays it is your responsibility to ensure that a copy of written finance approval is provided to us immediately it becomes available. This must be provided to both the Settlement Agent acting for you in terms of the land purchase and the Contract Administrator from the Summit Homes Group in terms of the house purchase.
Step 5
Your Contract Administrator from the Summit Homes Group will contact you to make an appointment to attend a Pre-start interview at our Myaree Office. The Pre-start interview is where you are required to finalize material and colour selections as well as make any final minor changes.
Note: You will need to have made your tile and laminate selections prior to this meeting.
Step 6
By the time you attend your Pre-start interview, progress towards formal approval on the loan from your financier should be well advanced, if not complete. If you have formal approval by this stage, the relevant documentation should be given to your Contract Administrator on the day of your Pre-start interview.
Step 7
Once any minor variations requested at your Pre-start meeting have been costed and authorized, Final Working Drawings will be prepared for signing off by you, prior to the commencement of construction.
Step 8
At this point, subject to finance approval on the total house and land package being obtained, settlement of the land purchase should have taken place or be imminent. Note: If not, no further action can be taken in terms of the house build at this time.
Step 9
Upon Council and Water Corporation Licenses being granted, a commencement date will be established and our Construction Manager will write to you advising of the process from this point.
